Click to read → Click to collapse ↑RumahIQ ("we", "us", "our") is a property transaction intelligence service operated in Malaysia. We produce structured research reports ("Reports" or "Folios") based on publicly available registered transaction data published by the National Property Information Centre (NAPIC / JPPH). By purchasing or using our Reports, you agree to these Terms.
Reports produced by RumahIQ are informational research documents based on historical NAPIC registered transaction records. They are not valuations and do not constitute a professional valuation under the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 (Act 242). Nothing in a RumahIQ Report should be construed as a recommendation to buy, sell, or hold any property, or as financial, legal, or professional advice of any kind.
Figures presented represent registered transaction evidence for the subject development and are provided for research and reference purposes only. You should obtain independent professional advice before making any property transaction decision.
All prices are quoted in Malaysian Ringgit (RM) and are inclusive of applicable taxes unless stated otherwise. Payment is processed securely via our payment partner. A purchase is confirmed once payment is successfully processed and you receive an order confirmation by email.
Reports are delivered by email to the address provided at the time of order. Standard delivery is within 24–48 hours of order confirmation. We do not guarantee delivery within a specific timeframe, but we will notify you promptly if there is any delay. Reports are delivered as digital files (PDF and/or web link).
Our Reports are based on NAPIC registered transaction data, which is published periodically and may not reflect the most recent market activity. Transaction registration lags mean that very recent transactions may not be captured. We make no warranty, express or implied, as to the completeness, accuracy, or fitness for a particular purpose of any data presented in a Report.
For developments with limited transaction history, Reports may draw on broader neighbourhood or district-level data and will clearly indicate this. In cases where insufficient data exists to produce a reliable Report, we will notify you and arrange a full refund.
All Reports are produced by RumahIQ and remain our intellectual property. You are granted a personal, non-exclusive, non-transferable licence to use the Report for your own research purposes. Reports may not be reproduced, redistributed, resold, or published without our prior written consent. This restriction does not prevent you from sharing a Report privately with your own professional advisers (solicitor, banker, financial adviser) in connection with a specific property transaction.
To the maximum extent permitted by applicable law, RumahIQ's total liability for any claim arising from or related to a Report or these Terms shall not exceed the amount paid for that specific Report. We are not liable for any indirect, consequential, or special loss or damage arising from your use of or reliance on a Report.
We collect and process personal data (including your name and email address) in accordance with Malaysia's Personal Data Protection Act 2010 (PDPA). We use your data to fulfil your order, communicate about your Report, and — with your consent — to provide you with relevant follow-up information. We do not sell your personal data to third parties. These Terms are governed by and construed in accordance with the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.
We may update these Terms from time to time. The effective date at the top of this page will be updated accordingly. Continued use of our service after changes are posted constitutes acceptance of the revised Terms. For material changes, we will notify existing customers by email.

Because each Report is prepared specifically for your order and contains proprietary research assembled on your behalf, completed and delivered Reports are non-refundable. This is consistent with standard practice for made-to-order digital content and professional research services.
If your Report has not been delivered within 72 hours of your order confirmation email and you have received no update from us, you are entitled to a full refund. To request this, please email us at team@rumahiq.com with your order reference number. We will process your refund within 5–7 business days.
In rare cases, the development you have requested may have insufficient registered transaction history for us to produce a Report that meets our quality standards. If this occurs, we will notify you before delivery and issue a full refund. We will not deliver a Report we are not confident in.
If you wish to cancel your order before your Report has been delivered, please contact us as soon as possible at team@rumahiq.com. We will make every effort to accommodate cancellation requests received before production is complete. Once a Report has been compiled and delivered, cancellation is no longer possible.
All refund requests should be sent to team@rumahiq.com with your order reference number and a brief description of your request. We aim to respond to all refund enquiries within 2 business days.
